When selling your property, it can be a very stressful time. It is not easy to choose the right agent, let alone the right agency! However, if you choose the right one, then everything is plain sailing!

Here are a few tips to guide you through:-

Always choose an agency that is close to your area or on the doorstep of your home?

Check out your area? Who is dominating the area with real estate signs? And more importantly which agency has the most SOLD signs!

Visit some open homes of houses similar to yours and check out your competition. This will give you a fair idea of the manner in which this agency works and how they deal with your prospective buyers!

Ask your friends or colleagues? Who did they use and why? Referrals are very important in this game!

Once you have chosen maybe two agencies’ give them a call. Ask to speak to the agent that deals and sells well in your area? On speaking to them, you will be able to feel if they are the right person to sell your home. Once you feel comfortable with them, ask them to come and visit your property. Ask them to bring with them recent sales that the agency has done, and what they have listed in the area similar to your home. They should have the full knowledge of that area. If they don’t, then they are not the agency for you!

Your agent should come well prepared, with ample time to sit down and get to know you requirements and listen to your questions with keen interest. After all, it is your home and you have the right to have correct clear answers to any questions that you may have. They should have office colleagues within their agency that will take an interest in your home from the onset and also show your home to their buyers as well. Team work is most important to a future sale.

Your agency should have detailed advertising campaigns to suit your pocket and your requirements, with examples of such so that you can see what you will be paying for. Their presentation to you should be clear and concise with indications and expectations during the selling process.

The listing agreement should be explained to you in detail and the way in which to list your home. Is Exclusive Listing better, or is Sole Agency better or should you go Open Listing? This will depend totally on you by listening to the benefits of each of them. This also should be clearly explained.

Do you need a sign? Well we all know that you cannot sell a secret, but maybe it is something that you need to think about. Some clients like to keep their personal lives their personal lives! Your agency should be prepared to do what is best for you!

Feed back is most important! We all want to know how the viewing went don’t we? Did they like it? Did they like something else better and why?

A good agency should be able to help you through the listing process with their knowledge and expertise and you should be able to trust them and enjoy the ride. A good agent likes you to put them in the picture so that they know your criteria and your future plans. They like to get to know you and form a good relationship for the future.
